After months of research, I've uncovered a disturbing four-decade pattern that raises serious questions about New York Attorney General Letitia James' property dealings and the professionals who enabled them.

What I found:
✅In 1983, James and her father signed mortgage documents identifying themselves as "husband and wife," not father-daughter
✅Since 2001, her Brooklyn brownstone has been officially classified as a 5-family dwelling, yet mortgage documents consistently label it as having 4 or fewer units
✅Handwritten modifications on a 2011 federal HAMP mortgage modification appear deliberately crafted to maintain eligibility despite the property being ineligible
✅Multiple "phantom mortgages" appear in her financial disclosures that don't exist in property records
✅In 2023, she declared a Virginia property her "principal residence" 45 days before leading the Trump fraud trial in NYC
The most troubling question: How did this continue for decades without intervention? Every mortgage involves multiple checkpoints:
☑️Appraisers who physically count units
☑️Title companies that verify Certificates of Occupancy
☑️Underwriters trained to spot inconsistencies
☑️Loan officers legally required to reconcile discrepancies
This couldn't happen without a network of professionals who either failed catastrophically or deliberately looked the other way.
I want to acknowledge Joel Gilbert/@JoelSGilbert, who helped shed light on aspects of this story, particularly related to the HAMP mortgage. My investigation of that topic expanded on this work with additional documentation and new evidence.
FHFA Director William Pulte has also been instrumental in bringing attention to these types of financial improprieties. Now it's time for a deeper investigation:
Who enabled this? Who benefited? And why did regulatory oversight consistently fail for one politically connected borrower?
